02 Four building eras, one village

Glenview is stratified by decade, and the garages give it away

Glenview covers 14.04 square miles and holds about 48,705 people, which makes it comfortably the largest municipality we serve. It is also the most era-stratified. You can drive from housing platted in 1894 to housing finished after 2010 in about ten minutes, and the garage doors change completely along the way.

The Glen is the headline. It is a 1,121-acre master-planned mixed-use redevelopment of the former Naval Air Station Glenview — roughly fifteen per cent of the village's land area — built out from the early 2000s with homes, offices, retail, a lake and recreation. Expect attached two- and three-car garages, front- and side-load, with a 16x7 double plus an 8x7 or 9x7 single on the three-car layouts. The doors are insulated steel, the openers are modern, and the work here is upgrades and wear rather than rescues.

Swainwood and the 1950s tracts are a different animal: attached one- and two-car garages on ranches, some of them originally single-car and widened later. A widened opening is worth knowing about before we quote, because the header, the spring sizing and the track layout all follow from what was done at the time.

East Glenview and The Park are older again. The Park was established in 1894 as a religious community laid out around an oval park, and expect more detached and driveway-loaded garages through those blocks than anywhere else in the village.

Harms Rd splits the eastern and western halves; Central Rd marks the southern boundary and Golf Rd serves the southern edge. Permits and property questions go to the Village of Glenview — confirm current requirements there, because codes change.

Glenview garage door questions

On a three-car garage, does the single door have to match the double?
<p>Not structurally — they are separate doors with separate springs, tracks and openers. Visually it matters a lot, because they sit on the same elevation. If one has been damaged and the other is sound, the honest options are a <a href="/services/panel-replacement/">section replacement</a> on the damaged door if the profile is still available, or replacing both so the pair matches. Profiles and colours get discontinued, so a five-year-old door is not always matchable. We will tell you which situation you are in before you spend anything.</p>
My opener is from the early 2000s and it stopped. Repair or replace?
<p>Worth diagnosing first. Photo-eye misalignment, a failed capacitor, a worn trolley or a stripped drive gear are all repairs, and on a unit that has otherwise been reliable they are the sensible call. Is an insulated door worth it on an attached Glenview garage?
<p>If the garage is attached and there is a room over it or beside it, usually yes. An insulated sectional door with a proper bottom seal and stop moulding makes the garage measurably less brutal in January, and the room sharing a wall with it noticeably better. <a href="https://www.energy.gov/energysaver/insulation" target="_blank" rel="noopener nofollow">The Department of Energy</a> has the general case on envelope sealing. If the garage is detached and unheated, insulation buys you much less, and your money does more on <a href="/services/garage-door-opener-installation/">the opener</a> or the door itself.</p>
My 1950s ranch garage was widened at some point. What should I watch for?
<p>Three things. Whether the header over the widened opening was properly sized — a sagging header shows up as a door that binds at the top corners. Whether the track was rehung to suit the new width or just stretched to fit. And whether the spring was resized for the heavier door, because a wider door weighs more and an undersized spring shortens its own life fast. We look at all three before quoting, and <a href="/blog/garage-door-springs-explained-why-they-break/">springs fail from cycles and mis-sizing</a> rather than bad luck.</p>
Can you add Wi-Fi to the opener I already have?
<p>Sometimes. It depends on whether your unit has the terminals or the protocol to accept a retrofit module, which varies by age and model. Where it works it is cheap and quick. Where it does not, a new opener with control built in is usually the better spend than a workaround, and it brings the current safety features with it — <a href="https://www.dasma.com/safety-tips/garage-door-openers/" target="_blank" rel="noopener nofollow">DASMA</a> is the industry body if you want to read up on operator types before deciding.</p>

<p>About 9.1 road miles, eighteen to twenty-four minutes. For most of the village we run Dempster St west through <a href="/locations/skokie/">Skokie</a> and <a href="/locations/morton-grove/">Morton Grove</a>, then Waukegan Rd north to Glenview Rd or Lake Ave. For The Glen the Edens north to Lake Ave west is usually faster. Glenview is at the outer edge of the tight radius we work, along with <a href="/locations/park-ridge/">Park Ridge</a> and <a href="/locations/niles/">Niles</a>, and we would rather keep it that way than advertise across three counties.</p>
