03 The angle

Two eras of garage in one city

Park Ridge sits about fifteen miles north-west of downtown Chicago, immediately adjacent to O'Hare, across 7.09 square miles split between Maine and Leyden Townships. It does not border Evanston. Skokie, Morton Grove and Niles all lie in between, and any company telling you otherwise has not driven it.

The useful thing about this city is that its own Historic Preservation Commission documents the older half for you. The 100 Year-Old Homes programme exists precisely because a substantial share of the housing here predates 1926 — that is the city's own evidence, not our guess.

The pre-war core

Around Uptown and the Northwest Highway rail corridor you get brick Tudors, Colonials, bungalows and Prairie and Craftsman houses. Expect detached garages back there, at the rear of deep lots. Older detached stock brings the usual set: narrow openings, low headroom, framing that has moved, and a slab that has taken thirty winters of meltwater. Eight-by-seven and nine-by-seven singles are the expectation, and a low-headroom track kit is often the only way a modern opener goes in at all.

ON ALLEYS

We could not verify Park Ridge's alley coverage from a City source, so we are not going to claim it. Expect it to vary block to block — some pre-war streets are alley-served, plenty are not, and the long-driveway detached garage is at least as common. The post-war half

West and north, the later subdivisions take over. Country Club, Manor, Wildwood, Centennial Park and Michael John Terrace are the names the local property market uses, and out there the expectation flips: attached one- and two-car garages, sixteen-by-seven doubles or paired singles, and an opener that has done twenty years under a bedroom floor. The complaint we get is usually noise or a dead unit rather than a broken door.

Where we are when we say we are in Park Ridge

Uptown is the anchor — the historic downtown commercial district, with the 1928 Art Deco Pickwick Theatre still operating as a theatre and performance venue, and the Park Ridge Public Library a short walk from it. “Rodham Corner”, the intersection renamed for Hillary Rodham Clinton, who grew up here, is the other name people give us over the phone. Then the schools, which is how most of the city describes itself: Maine South, with Maine East and Maine West across District 207; Lincoln and Emerson middle schools; and Roosevelt, Washington, Franklin, Field and Carpenter at elementary level. Advocate Lutheran General Hospital on Dempster is the large employer and a landmark in its own right. Give us a school or a cross-street and we will know the housing era before we arrive.

Where the two overlap

Manor and Country Club are where door appearance starts costing real money. Carriage-house-style steel with applied hardware sits properly against a Tudor or Colonial front where a flat stamped raised panel does not, and there is genuine demand for it here.
