02 The route
Four miles west, and barely a turn in it
Of everywhere we cover, Morton Grove is the easiest to describe. Village Hall on Capulina Avenue sits within about a tenth of a mile of our shop's latitude. From Brown Avenue in west Evanston you go up to Dempster Street, turn west, and stay on it — through Skokie, over the Edens, into the village. Eleven to fifteen minutes.
Waukegan Avenue, Lincoln Avenue and Milwaukee Avenue are the other arteries, Touhy Avenue the south edge. A straight run is a predictable one: when we say a van will be with you late morning, it is not crossing three towns to get there. Skokie sits between us, Niles is the next village west, Lincolnwood a few minutes south.

04 The housing
The second door — and why the third one is the interesting decision
Morton Grove is attached-garage country. Ranches and split-levels, built through the 1940s, 50s and 60s, with a one- or two-car garage under the same roofline as the house and a driveway straight off the street. Very little alley stock compared with Skokie or Evanston, and that changes what fails.
The pattern repeats street after street. The house went up around 1958 with a 16x7 opening and a wood or hardboard door. That door was replaced with steel somewhere between the mid-eighties and the early two-thousands. So what you have now is the second door, twenty-five to forty years old, with springs on their second set at best.
The tell is the bottom two feet. Salted slush drips off the car onto a floor that never fully dries, and the folded steel edge of the bottom section rusts from the inside out — road salt, not weather. By the time it shows on the face of the door, that section is done. Which starts the honest conversation: a bottom section on a door whose other panels are sound, or a full replacement where everything is the same age and condition. We price both and tell you which we would do.
The other Morton Grove garages
Older detached garages turn up in the core near Lincoln Avenue and the rail line — fewer of them, and they carry the usual pre-war trouble of narrow openings and low headroom. The 1970s through 2000s brought townhomes and condominiums with single 8x7 or 9x7 doors: Mortonaire, Morton Grove Estates, Edens Point, Lotus Gardens, The Woodlands of Morton Grove, The Crossings at Morton Grove. Real-estate market labels rather than village designations, but a fair guide to the vintage behind the door.
Getting your bearings
Harrer Park, about twenty acres, is the main green space; Prairie View Park and the Prairie View Community Center sit further out, and Prairie View Plaza at Waukegan and Dempster is going through a redevelopment. The Ralph Frese Trail runs the North Branch of the Chicago River through Cook County Forest Preserve land on the west side, and the Morton Grove Civic Center is the other landmark people give us over the phone. Elementary children here go to East Maine 63, Golf 67, Skokie/Morton Grove 69 or Morton Grove 70, then on to Niles West, Niles North or Maine East — an unusual spread for a village this size.
On permits: a like-for-like door swap is usually straightforward, but anything structural is not. Check current requirements with the Village of Morton Grove before work starts, because these things change. 05 How it runs

Most of these are a single visit. The measuring is the part that decides whether it goes well.
Measure the opening, not the old door
Old doors get trimmed, packed out and re-hung. We measure the rough opening, the headroom above it, the side room and the backroom to the rear wall — a 16x7 that fits the hole can still be wrong for the space behind it.
Decide door, opener, or both
A new insulated door is heavier than the hollow steel it replaces, and an opener that coped for fifteen years may not cope with the new weight. We tell you before you order, not after. If the opener has years left, we say that too.
Out, in, and squared
Old door and track out, jambs checked for rot, new track set plumb and square, torsion tube and springs sized to the actual door weight and drum, cables tensioned evenly. A door that is square from day one does not chew rollers.
Balance and safety before we leave
Door disconnected and hand-balanced so it holds at waist height, opener force and travel set to how the door actually behaves, photo-eyes aligned and tested against an obstruction. Then you run it yourself while we are still there.
Auto-reverse and photo-eye testing follows DASMA's garage door safety guidance. It takes five minutes and it is the part of the visit we will not skip.
