02 Why the catalogue door is wrong here

In Glencoe the door is part of the architecture, not a lid for a hole

Glencoe was established in 1869 and covers 3.72 square miles with about 8,849 people in it. Through the late nineteenth and early twentieth centuries a remarkable number of elegant houses went up here — work by Frank Lloyd Wright, Howard Van Doren Shaw, David Adler and George Washington Maher. For a village this size, that is an extraordinary concentration.

The Ravine Bluffs Development is the clearest example: a Wright-designed enclave of seven houses, a concrete bridge and sculptural entry markers. Put a stock raised-panel steel door on the wrong house in that part of the village and it will be the first thing anyone notices, for the rest of the time you own the place.

So the work here divides differently from the rest of our patch. In Skokie or west Evanston the question is usually what failed and what does it cost to put right. In Glencoe the mechanical question is often the easy half, and the real work is deciding what the door should be: profile, material, glazing, hardware, and whether the opening is even a standard size to begin with. A lot of them are not. Garages built for the cars of the 1920s and 30s, or cut into a slope on a ravine lot, rarely land on a tidy 16x7.

That does not mean everything here is a custom order. Plenty of Glencoe houses are mid-century and later with perfectly ordinary attached garages, and we fit ordinary doors to them. It means we measure and look at the elevation before recommending anything.

03 The ground

Ravines, curves, and where the garages actually sit

Glencoe was platted around its ravines rather than through them, so the streets curve and the lots follow the land. Expect that to show up in the garages: driveway-loaded almost everywhere, with very little alley-loaded stock compared with Evanston or Wilmette.

  • Detached carriage-house structures on the older estates, often set at an angle to the house
  • Side-load and courtyard-facing attached garages on the mid-century and newer homes
  • Long driveways with real grade on them — snow clearance and drainage both matter
  • Non-standard rough openings, including widths that fall between the catalogue sizes
  • Heavier doors than average, which changes spring sizing and opener selection

What we look at on a Glencoe door

  • The elevation the door sits in — what the house is, and what the door has to agree with
  • Rough opening width and height, measured, not taken from the old door's paperwork
  • Headroom, backroom and sideroom, which decide whether standard track will work at all
  • Door weight, because wood and wood-clad doors need springs sized to the real number
  • Track and roller condition — often a track repair rather than a new door
  • Whether one bad section can be replaced on its own or the whole door is due
  • Slab pitch and threshold, since a driveway running toward the door needs a seal that copes
  • Opener location and noise — belt drive, or a jackshaft where the ceiling is spoken for

If a repair will get you another few years out of a good door, we say so. Replacement is the bigger ticket and it is not always the right one.

Repairs are different — a broken spring or a frayed lift cable is usually same-day, subject to the drive.

06 Getting there, and one code question

Nine and a half miles north, and a rule we could not confirm

Glencoe Village Hall at 675 Village Court is about 9.7 road miles from our shop — twenty-two to twenty-eight minutes, and the longest run we make. Green Bay Rd north the whole way through Wilmette, Kenilworth and Winnetka is the simple route; the Edens north to Dundee Rd east is often quicker in traffic; Sheridan Rd is the lakefront version. Green Bay Rd also carries the village's high point, 690 feet.

Check the code before you specify a width

We could not verify Glencoe's own garage door-width provisions, so we are not going to tell you what they are. What we can tell you is that the villages either side of it both have one. Winnetka caps each front-facing garage door at nine feet. Kenilworth caps the total of street-facing openings at twenty feet. If you are changing a door width or the position of a garage in Glencoe, ask the Village of Glencoe what applies before you order. It is the same advice we give in Glenview, and the width rules vary more than people expect.

Around the village

Writers Theatre sits in a building by Jeanne Gang; North Shore Congregation Israel is Minoru Yamasaki's. District 35 runs South, West and Central Schools, and high school is New Trier. Downtown is small and chain-free — post office, library, Village Hall, theatre and the train station in a couple of blocks. The Chicago Botanic Garden is at the edge of Glencoe rather than in it: it sits on Forest Preserves of Cook County land just outside the village limits, with a Glencoe mailing address, which is why the two get confused.

06 Questions we get asked

Glencoe garage door questions

Does Glencoe limit how wide a garage door can be, like Winnetka does?
<p>We do not know, and we would rather say that than guess. Winnetka caps individual front-facing garage doors at nine feet and Kenilworth caps the sum of street-facing openings at twenty, so it is entirely reasonable to expect Glencoe to have its own provision. We could not confirm it. Ask the <a href="https://www.villageofglencoe.org/" target="_blank" rel="noopener nofollow">Village of Glencoe</a> before you change a door width or move a garage. For a straight like-for-like replacement in an existing opening the question usually does not arise.</p>
My opening measures 8 feet 4 inches. Is that a problem?
<p>No, it is normal for Glencoe. Older garages here were built for older cars and cut to whatever the site allowed, and doors are made in non-standard widths. What you should not do is force a standard door into an odd opening with trim and hope — that leaves gaps for weather and vermin and puts the track out of true. We measure the rough opening, the headroom above it and the backroom behind it, and specify to those numbers.</p>
Wood, or steel with a wood-look overlay?
<p>Wood is the correct answer on a genuinely significant elevation, and it needs refinishing on a schedule you have to keep. Insulated steel with a wood-look overlay and applied hardware gets close from the street, weighs less, insulates better and shrugs off road salt. On a heated garage or one with living space above, the insulated steel usually wins on performance. On a Wright, Shaw, Adler or Maher house, we walk you round the front and look at it properly before deciding.</p>
Water runs down my driveway and sits against the door. What fixes that?
<p>Common on ravine lots where the drive falls toward the garage. Start with the bottom seal — a fresh astragal in a good retainer, sized for the actual gap, and stop moulding down both jambs. If the slab has settled so the door no longer meets it evenly, a threshold seal bonded to the slab bridges the low spot. Neither is a substitute for drainage, but together they keep salt slush off the bottom section and the bottom brackets, which is where <a href="/blog/road-salt-garage-door-north-shore-winter/">road salt does its damage</a>.</p>
Is the Chicago Botanic Garden in Glencoe?
<p>Not technically, and it matters if you are describing where you live to a contractor. The Garden sits at Glencoe's northwest corner on Forest Preserves of Cook County land, just outside the village limits, with a Glencoe mailing address. We cover the streets around it either way. It is worth knowing because permits and village provisions follow the actual municipal boundary, not the postal address.</p>
Do you really come out this far for a repair?
<p>Yes. Glencoe is the far end of our map at roughly 9.7 road miles, and we keep the whole service area inside about ten on purpose — we would rather work a tight radius properly than advertise across three counties.
